PPM: Planned Preventative Maintenance

What is PPM?

PPM stands for Planned Preventive Maintenance or also commonly referred to as Planned Property Maintenance or Planned Scheduled Maintenance. This form of maintenance, equipment and inspections are undertaken on regular intervals by specially trained engineers to prevent potential for breakdown while confirming its safety and ensuring it is efficient in operation. It allows you to substantially reduce reactive maintenance repairs and retain your buildings and assets in the desired or needed quality. PPM maintenance usually involves careful planning and scheduling.

It sometimes becomes a very complex process especially for companies that have larger properties, several different sites and large amounts of equipment and machinery. It can either be time based or condition monitored. Time based preventative maintenance involves the scheduling of maintenance at regular intervals, while condition-based maintenance involves the performance of preventative maintenance based on certain indicators. These indicators are most often based on deteriorating equipment or building fabric condition.

We undertake a wide variety of scheduled maintenance to every installation and system ranging from domestic dwellings, communal spaces and commercial offices. Planned maintenance is a scheduled service visit carried out by one of our skilled Engineers to ensure all parts of the system have been checked and all defects are recorded this is then broken down to a report and sent out explaining any defects observed. This is to ensure the system is operating correctly and to avoid any unscheduled breakdown and downtime due to poor upkeep.

Benefits of PPM?

-    Improved Equipment Life
-    Decreased Equipment Downtime
-    Reduced Overhead Costs
-    Improved Work Scheduling
-    Hassle-Free Large-Scale Repairs
-    Improved Workplace Safety

PPM has the advantage of enabling more proactive approach to maintenance and helps prevent small issues from becoming larger issues later.

"PPM acts as a pre-emptive insurance policy against catastrophic failures which can lead to a costly and time-consuming interruption to business operations"

If you run a big company that relies on a large team of staff, they need to be able to concentrate on the job on hand. It’s vital that there isn’t any chance of circumstances that can lead to a problem. Each company has many services that they run every single day and if one was to breakdown or malfunction it can become a massive headache.

Why is Planned Preventive Maintenance Important?

Reactive maintenance carries a far greater risk and if the repair process drags out the cost to you will be a great deal more in the long run.

Most common systems which require maintenance are:

  • Emergency lighting installation

  • Fire alarms installations

  • Carbon monoxide

  • Smoke Venting

  • Portable Appliance Testing (PAT)
